Local Space is a growing and dynamic HA of c 2000 homes based in East London. In 2016 we embarked on an ambitious growth programme of 800 homes with a target completion date of 2020 from a mix of off the shelf purchases and new build development.

We were established in 2006 and have an unusual approach to providing affordable homes through a highly effective programme of purchase and repair, in the London Borough of Newham, Hackney Waltham Forest and Essex. Our tenants and residents are at the heart of what we do, and as a registered not for profit charity, we are proud of the role we play in the neighbourhood regeneration.

You will be based at our head offices on the Romford Road in Stratford London which is home to 27 staff. Nearby are the Olympic Park and Westfield Shopping Centre.

Reporting to the Asset Manager, the Repairs Inspector will assist the delivery of a comprehensive responsive repairs service and a number of capital component replacement programmes including managing a number of contracts such as cyclical repairs and adhoc refurbishment works to individual addresses. Having access to a car is essential and onsite parking at our offices is available.

The post will also be responsible for the supporting the delivery of a high quality, customer focused repairs & maintenance service, working with tenants and other agencies, contractors and consultants; networking and attending CPD events; assist in helping the organisation to manage and maintain compliancy with our statutory requirements.

Position

  1. To assist with the delivery of a responsive repairs service for tenants and residents of properties owned by the association including but not exclusively.
  2. Diagnosing likely problem and appropriate solution and verify repair/improvement work carried out by the Providers/Contractors and/or its Agents under Local Space Schemes.
  3. Placing repairs orders within Local Space repairs ordering system and monitoring/ chasing progress of the works.
  4. Monitoring completions and satisfaction levels resulting from repairs / works being completed within Local Space housing stock.
  5. Maintaining appropriate and accurate records within Local Space repairs system/Keystone/shared drive facilities.
  6. Adherence to statutory, regulatory requirements and best practice. Incorporating appropriate Health &Safety requirements.
  7.  To prepare works specifications, issue appropriate orders, within Local Space financial constraints: to supervise, inspect for any other minor technical works originated from the Local Space for voids and occupied properties
  8. To provide suitable levels of assistance in the inspection regime to review completed works of new acquisitions schemes for defects and suitability of acceptance of handover to Local Space.
  9. To assist in the preparation of planned and preventative programmes and manage and monitor such programmes to completion, incorporating budget spend monitoring and achieving value for money at all opportunity.
  10. To deal with all property insurance claims, ensuring claims are filed and final claim is settled with insurance company and acting as the liaison officer between Local Space and the affected Tenants.
  11. To ensure all works undertaken to properties owned by Local Space either by Providers, the Council or directly appointed contractors are carried out in compliance with the contract/procurement criteria specification and standing orders of the association and Health and Safety at Work Regulations.
  12. To assist in the production of contract documents for invitations to tender, examine tenders and recommend particular contractor for works
  13. To assist with the ongoing performance monitoring of consultants, contractors and their agents.
  14. To assist in the preparation (and if required presentation) of progress and performance reports for the Asset Manager, Director of Operations or EMT.
  15. To liaise with Council Officers, Housing Association staff, Government    Departments, Homes and Communities Agency, and other housing and property agencies as appropriate.
  16. To represent the Company and establish good working relationships with client local authorities, other local authorities and RSLs, the Housing Corporation and other appropriate organisations.

  19. To demonstrate commitment to improving the opportunities for people living in Newham and the surrounding areas and the drive to positively promote these diverse and challenging areas
  20. To carry out any appropriate duties as directed by the Asset Manager and/or Director of Operations.

 

Requirements

EXPERIENCE

ONC Building Studies and/or be able to demonstrate significant previous surveying experience

Identify and report on H&S issues on site during inspections and take appropriate action to minimise risk.

Evidence of continuing professional development

Demonstrable experience of establishing and maintaining records systems and property information systems.

Experience of identifying faults in buildings and preparing specifications for repairs, damp, condensation and mould.

Trained in building repair techniques

Demonstrable experience and understanding of property maintenance and technical issues, and have an awareness of the likely issues that could impinge upon the viability of a property, or the health & Safety, or peaceful enjoyment of a property by an occupant.

Permanant contract, based at 58 Romford Road E15, 35 hours per week, good salry and car user allowance.
